Buildings Speak Through Their Defects

None of these symptoms automatically means a building is structurally unsafe, but they can justify a structural assessment when there are questions about stability, movement or the condition of important building elements.

Cracking Needs Context

The size of a crack is only part of the story. Its location, direction, pattern and whether it is changing over time can be equally important. Fine cracks may occur as materials shrink or buildings settle, while stepped cracking through masonry or separation around openings may point to movement that deserves further investigation. Previous repairs can also hide the history of a defect, making photographs and property records useful when trying to establish whether conditions are changing.

A property that has remained stable for years and then develops new movement after heavy rain, drought, nearby excavation, storm damage or an impact event may require closer investigation. Timing can be an important clue when determining causation. Knowing when a crack first appeared, whether it has widened and what

changed around the property can help build a more complete picture of what is occurring.

Investigation Before Assumption

Structural issues cannot reliably be diagnosed from photographs or individual symptoms alone. Where concerns persist, a professional structural assessment can help determine whether observed defects are cosmetic, maintenance-related or connected to a more significant structural issue. Establishing the cause before commencing repairs can save considerable time and expense, particularly when the first visible sign is not the real source of the problem.
